The Powers Area is the #1 favorite for Peterson AFB families, and its directly north of Peterson Air Force Base. This area is well-liked for home values, schools, community, and the attractions along the rapidly growing retail corridor on Powers Boulevard. If you're planning to spend from $175,000 to $250,000 (or more) on a single-family home, and you like new or newer homes, this is definitely one of the areas you'll want to consider. Most of the Powers Area is in Falcon School District 49.

BRIARGATE AREA

The Briargate Area begins about 8 miles away to the northwest of Peterson AFB. Newer homes in Briargate are more expensive than in Powers or in Marksheffel. The outstanding Academy District 20 Schools are one reason. There are outstanding new home communities at Wolf Ranch, Cordera, Cumbre Vista, and Pine Creek where brand new homes are $350,000 and up. Larger 4,500+ sq. foot homes in Pine Creek will start close to $500,000.

FALCON NORTH AREA

The Falcon North MLS area is about 15 minutes from Peterson AFB out Highway 24. It's an easy commute from Peterson and this area is a popular place to live for Peterson AFB families because of excellent home values in the planned communities Woodmen Hills and Meridian Ranch. Here you'll find homes on standard size lots, but also one-half acre and one acre and larger lots.

The Marksheffel Area is to the immediate northeast of Peterson AFB on the east side of Marksheffel Road. Most of the homes in this area are in Claremont Ranch, which is almost in clear sight from the base, and there are also brand new homes in the Banning Lewis Ranch. The Marksheffel Area is in Falcon School District 49.

BLACK FOREST AREA

The Black Forest Area is a well-known very scenic area of tall ponderosa pines and rolling hills, north of the Powers area, and about 25 minutes commuting time to Peterson. The Black Forest covers 200,000 acres, at an elevation 6,500 - 7,800 feet above sea level. Temperatures are cooler in the Black Forest than in Colorado Springs proper, and the Black Forest gets more snowfall, with the snow staying around much longer in shady areas. There are fine homes on larger acreages in the Black Forest which can run from $500,000 and up. Part of Black Forest is in Academy District 20 schools.

NORTHEAST COLORADO SPRINGS AREA

The Northeast Area is close to Peterson AFB and has neighborhoods built in the 1970s, 1980s, 1990s, and a few brand new homes. This area is located on the west side of Powers Boulevard. It's in Colorado Springs School District 11.
