APRIL, 2008. We clearly have a BUYERS MARKET in Colorado Springs as home prices have fallen by several percent compared to 2007, and there are many more home sellers than home buyers. There are more foreclosures and "short sales" than before, and now, for the first time, we're seeing foreclosures and "short sales" of higher priced homes in outstanding newer developments. It's an excellent time to be a buyer in Colorado Springs.

Homes and Real Estate for sale near Peterson Air Force BaseThese are some of the residential areas most popular with Peterson AFB personnel. Please click on the individual page links for area profiles, school district information, slide shows of homes in leading developments, and other links.The Powers Area is the favorite area for many Peterson AFB families, and its directly north of Peterson Air Force Base. This area is well-liked for home values, schools, community, and the attractions along the rapidly growing retail corridor on Powers Boulevard. . Here you can buy a recently-built (anywhere from 10 years old to just a few-years' old), 4-bedroom 3-bath, 2-car garage home with 2,500 to 2,800 total square feet for $225,000 to $250,000. The Briargate Area is a few miles further north and west of Peterson AFB, and homes in Briargate are more expensive in general than in the Powers area, and an outstanding school district is Academy District 20 Schools one reason. An older, 4-bedroom 3-bath, 2-car garage home with 2,500 to 2,800 total square feet will be $250,000 to $300,000. Newer homes are usually $300,000 and up. There are outstanding new home communities at Wolf Ranch, Cordera, Cumbre Vista, and Pine Creek where brand new homes are $350,000 and up. The largest, finest 4,500+ sq. foot homes in Pine Creek will start close to $500,000. The Black Forest Area is a well-known area of tall ponderosa pines and rolling hills, north of the Powers area, and about 30 minutes commuting time to Peterson. The Black Forest covers 200,000 acres, at an elevation 6,500 - 7,800 feet above sea level. Temperatures are cooler in the Black Forest than in Colorado Springs proper, and the Black Forest gets more snowfall, with the snow staying around much longer in shady areas. There are fine homes on larger acreages in the Black Forest which can run from $500,000 and up. Not in the trees but rather on open grassland are the developments Woodman Hills and Meridian Ranch which are also popular among Peterson AFB families. These developments are a very quick commute out Highway 24 East. And here we can find a recently-built 4-bedroom 3-bath, 2-car garage home with 2,500 to 2,800 total square feet --sometimes on a 1/2 acre or 1 acre lot -- for $250,000 to $275,000. The Northeast Area is close to Peterson AFB and has neighborhoods with built in the 1970s, 1980s, 1990s, and some brand new homes.
